Built Small, Built to Last: Why the Next Era of STRs Belongs to the Everyday Operator

A big-picture, hope-filled talk for the everyday STR operator who is tired of the noise and wondering if there is still room to win. Garrett Brown breaks down why the next five years will reward the hosts who go deeper into hospitality, brand, and guest experience instead of chasing more doors, and what it really takes to build something that lasts in the new era of short-term rentals.

SUMMARY

The short-term rental industry is in the middle of a quiet reset. The easy money era is over, the headlines are loud, and a lot of everyday operators are wondering if there is still a path forward for someone like them. There is, and it does not look like it did five years ago. In this keynote, Garrett Brown shares why the next era of STRs belongs to the hosts who are built small and built to last, the ones who treat their properties like real businesses, build a brand guests actually remember, and compete on hospitality instead of headcount. Drawing on his own journey from a single rental to building Cameron Ranch Glamping and a full hospitality brand, Garrett walks through the mindset shifts, the unfair advantages the small operator still has over the institutional players, and the simple decisions that separate the hosts who will still be standing in 2030 from the ones who burn out chasing the wrong scoreboard. Attendees will leave with a clearer vision for their own business, a renewed sense of what is actually possible at any size, and the energy to go build something that lasts.
